Rauta performs reconstruction of buildings of any complexity throughout Ukraine.
With high expertise and considerable experience, Rauta can perform renovation of:
Industrial buildings | |
Commercial buildings (retail, warehouse, office, industrial, etc.)
Historical and old buildings, including cultural heritage
Public facilities (educational institutions, infrastructure and sports facilities, etc.)
Residential buildings |
A building renovation project usually includes the following key phases:
1. Survey of the building
A comprehensive technical survey of the building before reconstruction is carried out using non-destructive testing methods, laboratory tests and calculation algorithms.
2. Assessment of the condition, damage and destruction of the building, as well as the expediency and feasibility of restoration
To assess the condition of the building and its separate parts, the results of the survey are used after expert technical and economic analysis. The expediency of restoration is determined by the degree of damage to the building elements and by comparing the cost of restoration work with the price of erecting new structures.
3. Development of a damage prevention project
This phase includes the main preliminary work on the construction site. The following actions can be performed during damage prevention operations:
4. Conducting an examination
During the examination, the quality of design solutions is determined taking into account the regulatory requirements for the strength, durability, reliability and life span of buildings or structures. Also, during the examination, other regulatory requirements for construction are considered, such as inclusiveness, sanitary and epidemiological condition, occupational safety, environmental safety, fire and man-made safety, energy conservation, etc. At the customer’s request, the cost estimate documentation can be examined.
In order to minimize possible deficiencies in the design documentation during the examination, the reconstruction of buildings and structures should be designed by experienced specialists.
5. Obtaining a construction permit
To quickly obtain a permit, Rauta specialists, in cooperation with the customer, prepare all the necessary documentation and apply for a construction permit for the site of responsibility class CC1, CC2 or CC3.
6. Approval of construction documentation in authorities
At various stages of the reconstruction project, it may be necessary to coordinate documents with governmental regulatory authorities. With their extensive experience in preparing and submitting documentation to various government agencies, Rauta specialists minimize risks related to the approval of construction documentation.
7. Development of reconstruction technologies
The BIM modeling principles and a number of proven solutions for effective reconstruction of the building are used to developing a building reconstruction project. For each type of structures, Rauta specialists select the most optimal restoration technology, including an assessment of the physical and economic feasibility of the technology.
Welded metal structures, reinforced concrete elements or structures made of galvanized steel (LSTC, load-bearing corrugated sheets) can additionally be used to reinforce the load-bearing elements.
The following technologies can be used to increase the bearing capacity of the foundation:
When floor decks are reinforced, replaced or added, floors of reduced height or composite steel-reinforced concrete structures can be used to increase the height of the storeys.
If necessary, buildings can be lifted with hydraulic jacks. Depending on the need, either the entire building, its individual parts or floors can be lifted.
To optimize the fireproofing cost, Rauta specialists use the differentiated approach method to calculate the fire resistance of building structures.
To increase the area of the building during reconstruction in historical or central areas of cities, underground floors under existing buildings can be made with an increase in the height of basements or attics with the terraces that can be used.
8. Making estimates
The reconstruction estimate for the building differs from that of a new construction, since unplanned work may occur during reconstruction, which are extremely difficult or impossible at all to assess at the beginning of the project. The experience of Rauta specialists helps to plan the amount of necessary work and the amount of funding as accurately as possible in accordance with the reconstruction program and the technologies used. Professionally compiled estimates, including the reconstruction cost calculation, allows you to fully control the construction cost with the option of reviewing it step by step and comparing the actual work done with the planned.
9. Purchase of necessary materials and structures, as well as rental of machinery and equipment
Reconstruction usually requires the purchase of a large number of building materials and structures. Competent planning of phases and volumes of work allows the project manager to pre-order the supply of necessary equipment and materials, optimizing logistics costs. Rauta is an exclusive supplier of Ruukki structures and has long-term cooperation with many Ukrainian manufacturers, which reduces the reconstruction cost and ensures high quality of the materials used.
10. Execution of reconstruction of buildings and structures
All work on the construction site is carried out by highly qualified and, if necessary, certified specialists with full compliance with building codes and requirements, as well as ensuring occupational safety and security in construction. SInce we have our own construction department, we can guarantee a high level of work performed and minimize risks during reconstruction.
11. Construction design supervision and technical supervision
During an overhaul or reconstruction of a building, it is mandatory to involve the chief engineer of the project and/or the chief architect of the project in carrying out construction design supervision, as well as a qualified engineer for technical supervision. Rauta professional architects and engineers monitor compliance with design solutions and requirements of national standards, building codes and regulations, as well as check the quality and scope of work and changes in technical solutions, which minimizes risks during construction.
If necessary, Rauta specialists can calculate the restoration cost for a damaged building and provide a package of documents for filing for insurance compensation or by applying to a Ukrainian or international court. In this case, the qualification of the specialists conducting the survey is a key criterion for full compensation for the damage caused due to the destruction of the property. The qualification of Rauta specialists is high enough to carry out construction and appraisal, commodity and economic expertise on objects of any complexity.
The project development cost and the building reconstruction cost is determined individually, taking into account the following factors:
During the reconstruction of buildings and structures, Rauta applies a full range of knowledge in the field of modern materials science, technical and design solutions, which significantly reduces the time of reconstruction, improves the quality of work and optimizes the cost.
The destroyed load-bearing structures are restored after a complete survey of the building, damage analysis and development of a reconstruction project.
If only a part of the building is reconstructed, for example, the the facade or the roof, at the customer’s request, the Rauta design department can develop technical solutions that will meet the owner’s new requirements. For instance, the energy efficiency of a building can be increased by replacing old enclosing structures with energy-saving ones made of sandwich panels or ventilated facades. Alternatively, design solutions can be optimized to reduce the cost of reconstruction if the damaged building requires less power consumption after renovation.
